How CREA helps

CREA provides a Property Consultancy service for clients seeking independent advice on all matters relating to their accommodation or property needs. Essentially, we can advise and represent corporate space users on restructuring existing lease agreements, negotiating lease renewals and negotiating terms for new premises.

CREA advise our clients on all aspects of securing premises

This includes:

  • Establish initial timeline in keeping with existing commitments. Timing is critical in this process

  • Provide market overview and strategic advice on how best to move forward based on goals and objectives

  • Assist in establishing an initial property brief incorporating specific needs such as size (through conducting an initial needs analysis), location, length of tenure sought, building standard, general amenity and any other cultural or physical parameters

  • Assist in the coordination and selection of relevant service providers such as Project Management, Architectural, Design and Engineering, Implement market search (this is generally conducted through commercial agents/Landlords) to identify suitable alternatives benchmarking all options against the initial brief

  • Establish initial short-list as a result of market search, undertake initial “test-fit” plan of each option

  • Negotiation of all commercial terms of short-listed property, this may involve a series of exchanges between various parties to determine a final position on each option, with a view of agreeing final terms - set out in a “Heads of Agreement” - on the preferred site

  • Review and analysis of building/tenancy from a spatial, technical and financial perspective

  • Reviewing lease documentation and assisting legal counsel to ensure all agreed commercial terms are accurately reflected in the lease

  • Market rental reviews, including management of trigger dates for rental reviews, latest dates to exercise further terms and lease expiries

  • Coordination and implementation of marketing to dispose of surplus accommodation through either Assignment of lease or Sub-Leasing for tenants. Alternatively, we can negotiate terms providing a full release of all commitments via a surrender of lease from the Landlord. For Owner-occupiers we can assist and manage the disposal or Leasing of surplus Premises

  • Negotiation of dilapidations i.e. reinstatement, make good and redecoration obligations at lease end
